    Access to the second floor apartment is via the frescoed grand stairway from the palazzo entry hall. Under gracefully arched ceilings, a door to the noble apartment leads first into the original dining room, now converted to a comfortable library furnished with roomy chaise lounges. Doors from this room lead directly to the kitchen / dining room whose plaster has been stripped back to expose attractive stone and brickwork throughout. While the wooden dining table for 6 and the custom chandelier are rustic and whimsical in nature, the kitchen area is clean Italian design and conceals in its stainless steel island and bright cupboards all the appliances necessary for modern cooking. French doors from the dining area open to a panoramic terrace that includes a marble-topped table for 8 for meals al fresco and a seating area with views of the Chiana valley.

    A short hallway off the library leads to a very large living room with a wonderful mix of décor, where the fanciful frescos overhead find harmony with generous modern sofas and the swirl of gilt and marble in locally sourced antiques. There are three double bedrooms in the apartment, with two large enough to provide a couch that could provide an extra twin bed on request. Two of the bedrooms have ensuite shower rooms, while the third utilizes a large bathroom at the center of the apartment which has twin sinks, a shower and a bathtub. While the bedrooms have lovely soft furnishings, charming frescos uncovered during restoration and distinctive terrazzo flooring, the bathroom fixtures highlight the clean lines of Italian design, all the while featuring a touch of modern whimsy throughout.

    Returning to the ground floor of the palazzo allows you to access the former stables, now completely transformed into a bright private two chamber spa with a marble clad pool, Jacuzzi and comfortable day beds, and an adjacent deck with a kitchenette with fridge and bar sink and an additional shower room. Under-floor heating allows this area to be used any time of the year and doors from both chambers allow you to step outside onto a quiet pedestrian street and enjoy village life from comfortable wicker armchairs. A final treat at this property is one floor below, down a long stairway to the stone caves once used for storing wine and olive oil. This space is now a wine cellar and tasting room, where one can select from over 200 bottles of local and regional wine.

    In addition to the fresh croissants and good restaurants that are not far from the front door, the nearby walled town of Città della Pieve will provide a lively site for shopping and, for those visiting in June or August, celebrations of the ‘Infiorata’ flower festival or the ‘Palio dei Terzieri’ archery tournament. Located so close to the border between Umbria and Tuscany means the gems of both regions are easily explored. On the Tuscan side and only half an hour away are such delights as: Orvieto, set majestically upon a tufo butte and home to a stunning Gothic cathedral, the engineering marvel of the Well of San Patrizio and its own white wine; Pienza, built by Pope Pius II as the ideal Renaissance city, but now owing its fame as much to its delicious Pecorino cheese; Montepulciano, perched on a volcanic ridge and the namesake of the red Vino Nobile; and San Casciano dei Bagni, where thermal waters have been used for centuries, both in outdoor pools and indoor resorts such as the Fonteverde spa built by the Medici in the 1600s.

    Being in a corner of Umbria naturally inspires one to explore the hill towns and historic cities of this this region known as the ‘green heart of Italy’. Perugia, still embraced by massive Etruscan walls and renowned for its July Umbria Jazz and October EuroChocolate festivals, may the closest, but smaller towns also make for an easy day trip. Consider Assisi, the birthplace of St. Francis, Spoleto, a mecca for music and opera lovers during its June Festival of Two Worlds, Todi, a medieval town with one of the best preserved piazzas of Italy, or Gubbio, a mountain village whose mid-May Race of the Candles has to be seen to be believed.

    Being only 10-15 minutes from a motorway entrance at Fabro or Chiusi puts destinations such as Arezzo, Cortona or even Florence within reach. Arezzo may draw for the art of Piero della Francesca, for its monthly antiquarian markets or for the ‘Joust of the Saracen’ tournament held in its spacious Piazza Grande; hillside Cortona, of ‘Under the Tuscan Sun’ fame, offers glimpses of Lake Trasimeno, itself a worthy stopover for its delicious fish, and Florence – well, that’s a Renaissance jewel box whose walkable city center will dazzle. Suffice to say that after a day of sight-seeing, a terrace with a valley view or a restorative jacuzzi might be just the thing you are happy to come home to.
